I have to make a decision if I want to use X10 technology to control the
lights and maybe much more or just go with a Lutron Light Control System
for my new house. What is the big advantage for X10? I like it because it is
very flexible but does it also work as well as they say? Is 6000 sq.ft. too
big for X10?

Any help is greatly appreciated.

The advantages of X10 are flexibility, the ability to do it yourself, and cost. The disadvantage is that you have to work a bit harder at times to achieve the same level of reliability.

For your application I'd look seriously at the JDS Stargate controller. I'd also give Jim Wilson a call at Mountain Vista Supply, (520) 459-0002. Not only can he answer your questions about X10 and the design of your system but he has the best prices that I've found.

One thing you may want to consider is the limitations of X-10 codes. There are 16 house codes with 16 unit codes each, 256 codes that are available for use. If you wanted to use X-10 controls on the thermostats, you need one house code per thermostat. In a 6000+ house, I am sure you have more than one A/C unit.

Another problem to look for is multiple electrical panels. Since X-10 signals are transmitted over the power lines, two panels in the same home can cause some problems with signals not getting from one side to the other. This can be overcome with couplers but this application requires some unique wiring techniques.

You guys are really nice. Thank you for the good
advise. I actually have three panels and you are
right, we have more than one AC. But the Lutron
RadioRA has a limit for only lights and you can only
put in 32 modules.

Your home should have 1 main feed from the power company (1 meter) so you should be O.K.

You will need a coupler/amplifier to make the X-10 function correctly. This is recommended even in small homes. This will boost the X-10 signal and couples the phases of your homes electrical system.
