By the way, the unit is not set to '0' - it's
set to 3 (so we know that at least that's not
the problem).

Set it back to 0 and check your placement for interference. If the codes work some of the time, this is most likely your problem. If there is interference the STATUS light will blink. Every time this light blinks it would translate to a missed command sent by the remote.
