I based the $200k (or $25 per square foot) on Distributed AV, climate/security/lighting/a few shades and a "theater" meaning calibrated surround sound and a TV pr projector+screen. That $200k covers wire/labor/products etc.
He said "all systems installed" so i took that to mean a fully integrated home. Not just sonos, a media room and lighting control in key areas.
