I recently became a landlord. $35 at Rentprep.com gets you a full background and credit check. The site sends the prospect an email with a link, and they can answer all the personal questions without you being directly involved. Then it spits out a report for you to review.
I have a rental and when the second renters moved out, I did the necessary repairs and might have been a bit less trusting than most when I had new applicants, but the credit check agency I used showed that almost everyone was a total credit trainwreck. I was not going to deal with a bad renter. Took longer to get one, but the reports saved me a lot of trouble.
